Sell your house in any market

How can I sell my house quickly? How can I best market my property for a quick sale? Can I sell my house in a quiet market?

If you are reading this article, you are probably either thinking about selling your house, or already have your house on the market.

Take a few minutes to read on and find out how you can give yourselves the best chance of a sale, even if the market is on the quiet side.

Firstly, we need to point out that the choices you make when your house first goes on the market are absolutely vital. Those first 2 weeks that your house hits the market cannot be recreated if you get it wrong.

Don’t rush to market your house. Take time to talk with your estate agent and get it right. If your house is already on the market and you are not having much luck, give us a call and maybe we can help you.

OK, so let’s get down to the nitty gritty – what sells houses? Here are some tips you can follow to give yourself the best chance possible.

Fabulous kerb appeal

It’s no good marketing your house if the front looks tired and unloved. Think about properties you have viewed in the past – the first time your eyes hit those houses is the time you start to make your decision. If your paintwork is peeling or your front door furniture is rusty, sort it out now.

If viewers perceive a house to be well cared for, they are far more likely to overlook other little things that may niggle them. From the garden gate to the front door is your red carpet.

Finish off little DIY jobs

There is nothing worse than a broken door handle or a half-finished DIY job. If viewers can see unfinished business around your house, they will wonder what else in the house has been botched. Take the time to complete all those annoying little jobs we all put off!

Hire a ‘Home Stager’ to improve your home

If you are really serious about a quick sale, and want your house to look its ultimate best, why not invest in a visit from a professional home stager. They will come and give you advice about how you can visually market your property for maximum impact.

Don’t be put off by the price as a good home stager can add thousands in value. Use them before the photographs and before you market, to maximise those initial 2 weeks. Or, ask us as we can advise and help you get your house ready for sale.

Get the price right first time

We cannot stress enough just how important it is to get the marketing price right from the start. Don’t fall for inflated promises from eager agents as they are just after your custom. The price should be realistic and attractive to potential buyers.

If your property is on the market for much more than others on your street, there should be a very good reason. Don’t commit the cardinal sin of over-pricing, as you will miss out on the initial surge in interest, and will probably end up reducing it a few weeks down the line.

Always use professional photography

Your photos speak more than a thousand words, so you must get them right. Any decent estate agent will use their own professional photographer to take pictures. If your agent turns up with an iPhone or a tiny camera, look elsewhere! Great photos create clicks which turn into viewings, which turn into offers.

Choose a good agent

Don’t just opt for the cheapest as you get what you pay for in this industry too. Trust us, if you go with a cheap agent, you will not be doing yourself any favours. A cheap agent must inevitably cut corners to offer their services for such a low price.

Choose your agent wisely and go with someone you respect and trust. The marketing of your property is literally everything in this game. If you follow our advice, you are giving yourself the best chance of that quick sale you want.
