Previously the county town of Cornwall it remains a strategic administrative hub for local authority and industry. Founded by St Petroc as a monestry town in the 6th century, Bodmin is a former military town that has regenerated over the years to provide a wide variety of amenities, making it the perfect location for those who want accessibility to every part of Cornwall.

A range of modern housing developments compliment the wide range of historic monuments and properties to make it a place that has something for everyone. With a growing population of around 16,000, the town retains a close knit community with a range of annual events that bring the people of the Bodmin together.

Location & transport links

Centrally located in mid-Cornwall, Bodmin is a major interchange for the transport links of the A30, A38 and the gateway to the North Coast. The central train line runs through Bodmin Parkway station connecting to Plymouth (25 mins), Exeter (85 mins), Bristol (2 hours) and London (4 hours). Cornwall’s Newquay Airport is just a 20 minute drive.

You can access North Coast havens such as Rock, Polzeath, Fistral Beach and Watergate Bay in under 30 minutes, whilst Fowey, Carlyon Bay and Charlestown are around a 20 minute drive. Positioned alongside the A30, Exeter, Plymouth and Truro are easily accessible by car.

Places to eat & drink

There are a wide range of pubs, restaurants and food outlets within the town centre and an amazing array of other great places to eat within a 5 minute drive. The Westberry Hotel serves up oriental and contemporary western cuisines and also offers a takeaway service.

For some classic ales and famed for its daily Carvery, The Borough Arms on the edge of town is a short walk down the Camel Trail. Within 5 minutes of town, you can take a trip down to the woods where Cardinham Woods Cafe is famed for its simple but delicious doorstep sandwiches and salads to die for.

For a night in on the sofa, Chinese takeaways, a Dominos pizza and a kebab shop offer numerous options also Bodmin has a very popular fish & chip van Golden Fry located at the Callywith roundabout and Fair Park at certain times. The Viraj Indian Restaurant also never disappoints for something a little spicier! They have were announced Winner’s of the Curry Life Awards 2019.

There are also a few hotspots in town, The Hive is a friendly little cafe bar serving delicious food, soft drinks and cocktails, with coffee from the Padstow Brewing Company and homemade cakes. No 4 is a classy wine bar serving the finest single origin coffee in the day, fine wine, small plates and platters at night offering great food and great drink!

Local amenities

Bodmin has a great selection of supermarkets, two butchers, a fruit and veg shop, numerous bakeries and a range of independent shops for the daily essentials. Two doctors surgeries and a range of dentists are conveniently located, whilst Bodmin Hospital has grown in size to offer a range of departments, including minor injuries and a young peoples mental health hospital Sowenna.

With one large Secondary School and the prestigious Callywith College, there is no shortage of choice for schooling. Four primary schools are available and Ofsted reports suggest that all of Bodmin’s schools range from Satisfactory to Very Good.

There are numerous shopping outlets in and around the town with Capitol cinema that opened in 2019 for those who enjoy a good movie! Annual events such as Heritage Day and Alstock Music Festival bring the community together and the November 5th Fireworks are known as one of the best displays in Cornwall.

For those who love to keep fit, the town has a wide range of sporting facilities to choose from. The local leisure centre has a state of the art gymnasium, swimming pool, squash and tennis courts. Cardinham Woods and Lanhydrock have Cornwall’s best mountain biking trails, designed by professionals. Snap Fitness is due to open in late 2021 and will be accessible 24/7.

A rugby club and football club welcome players of all ages and have fantastic youth development coaching. The Camel Trail starts at Bodmin through to Padstow and is popular for walking, cycling and horse riding.

Housing

Older, disused buildings have been beautifully transformed to create some stunning homes and this is the theme throughout Bodmin with some seriously lovely property around the town. Earmarked for up to 4000 new homes by 2030, the town has a wide variety of choice when it comes to property.

If you want low maintenance living, one of the recently housing developments offer long term peace of mind whilst a range of Victorian and 1900’s property is perfect for those who want a little more character.

In the past 5 years, average house prices in the town have risen by 21% to reach £223k, demonstrating that for a reasonably large town, Bodmin has some real appeal as great location to live.

Despite the ever increasing number of properties being built, the town remains in extremely high demand as a location for relocators and downsizers, demonstrating a place that is constantly improving and becoming more appealing.
